Flat roofs don't last forever, and most give you warning before they let go.
It's worth getting yours looked at if you notice:
Ponding Water sitting on the roof for more than a day or two after rain
Splits, cracks or blisters in the covering
Lifted or peeling felt, or seams that have opened up
Damp patches or leaks appearing on the ceiling below
Moss, pooling debris or a covering that's gone brittle with age
A roof that's simply past its expected lifespan and patched one too many times
Caught early, a flat roof problem is often a straightforward repair. Left too long, water gets into the deck and insulation below and then it's a bigger, costlier job.
There's no single "best" flat roof the right system depends on the roof, the budget and how long you want it to last. We'll talk you through the options honestly.
EPDM rubber roofing
A single-sheet rubber membrane with very few joints, hard-wearing and long-lasting. A popular choice for extensions, garages and domestic flat roofs. Often the go-to where low maintenance and a long life matter most.
GRP fibreglass roofing
A seamless glass-reinforced (fibreglass) laminate laid in place to form one continuous, rigid, waterproof surface. Tough, walk-on capable, and a clean finish for balconies, dormers and modern extensions.
Felt & built-up roofing
Modern torch-on felt systems — a proven, cost-effective flat roof covering, and often the right call for repairs and re-covers on existing felt roofs.
Not sure which suits your roof? That's what we're for — we'll assess it and recommend the system that fits the roof and the budget.
A leaking flat roof doesn't always need replacing. Sometimes the honest answer is a repair; sometimes it's throwing good money after bad.
Here's how we call it:
Repair when the covering is sound and the fault is localised. A split, a failed seam, a bit of storm damage or a blistered patch.
Replace when the covering is at the end of its life, has been patched repeatedly, or water has already got into the deck or insulation below a re-cover then protects everything underneath.
If your flat roof is leaking right now, we can attend and make it safe first see emergency roof repairs. If the real problem turns out to be elsewhere, a roof inspection traces the source before you spend a penny on the wrong fix.

It depends on the system and how it's fitted. A well-installed EPDM or GRP flat roof can last for decades, while older felt roofs have a shorter life. We'll give you a realistic expectation for the system on your roof.
There's no one answer it comes down to the roof, how it'll be used, budget and how long you want it to last. We'll assess your roof and recommend the right one rather than selling you the dearest.
Often, yes. If the covering is sound and the fault is localised, a repair is the right call. We only recommend a full replacement when the roof genuinely needs it.
Yes, we'll attend and make it safe to stop the water getting in, then sort the permanent repair or re-cover. See emergency roof repairs.

Yes, see emergency roof repairs; call us and we'll get a roofer to you.
Move anything valuable out from under the leak, put a bucket down, and call us. On an emergency call we, make the roof safe and stop the water getting in, then arrange the full repair.
We aim to attend emergency leaks the same day across the ME area and out across Kent & Medway. We prioritise active leaks and storm damage.
Yes, slipped and missing tiles, lifted felt, damaged flashing and storm-related leaks are everyday work for us.
We'll always come out and make your roof safe, but we won't carry out a full repair at height in a live storm or high wind it isn't safe and it isn't good work. We weatherproof it to stop the damage, then complete the permanent repair as soon as conditions allow.
Both. For a flat roof that keeps failing, see flat roofing sometimes a re-cover is the better fix than another patch.
